Same. Sold my house in 2021 and decided to live in my car for a few years while throwing all the proceeds into BTC and various proxy stocks. One of those were 1000 MSTR when it was about 2 billion market cap and still holding about half the stack until it reaches a few trillion market cap. Don’t even need to sell it or the BTC now because the earnings off that MSTR profit went into ULTY and is bringing in several thousand a week passive income. Basically retired in my late 20s thanks to BTC

You should be wary of any yield that essentially doubles your money in a year with dividends reinvested. If you backtest ULTY it’s basically got the same beta as QQQ so not as risky as you think on a total return basis. Just don’t expect the distribution yield to equal your total return over 6+ month holding period.

Don't bother with a rental property.
Go all into ULTY. It's paying out over 100% a year. If you want to diversify, do 50% ULTY and 50% MSTY.

I’m thinking about doing this with my Roth IRA. I want to get $1000 worth of PLTY, TSLY, ULTY, NVDY, MSTY and use all the dividends to get QQQI, SPYI, and BTCI. I then want to use their dividends to start buying SCHG. This will be a 1 year experiment and I want to see how much additional money I can “contribute” using dividends.

Actually much heavier (60%) in MSTR/STRF/STRK/STRD (70/10/10/10), no IBIT, ULTY is in a brokerage account and all the divvy’s get sent to strike, powering a DCA buy daily and subsequently to my hard wallet every .03 BTC or so. Nothing against IBIT, just prefer self custody. MSTR play is core, as a leveraged play.

Risk/reward. Would you feel safe putting the capital you have in MSTY or ULTY into the underlying stock MSTR or ULTA? The returns on the covered call funds are 100% reliant on the share price appreciation of the underlying stock.
It's a lot of risk to take for performance that won't even beat the underlying. And MSTR is a 3x levered Bitcoin play. Risk.

I've got no problem putting 3-5% of my portfolio in ULTY and squeezing every penny out of it. Weekly payouts get redistributed into JEPI, JEPQ, and FEPI. I use DRIP for payouts on those three ETFs.
NAV hasn't eroded for me as I'm still money to the good. If I get down, I will have to analyze payouts received in aggregate vs NAV loss to assess my profit / loss picture and make a decision to either sell, or stay the course.
